This 12’ wide by 16’ deep king post plan has a 12/12 roof pitch and generous 24” overhangs. A fun beginner timber framing project, this could be used for a playhouse for the kids, a garden shed, or a tiny camping cabin. This attractive frame is constructed with sturdy 8×8 timbers.
The design includes a timbered floor system as an option. With this versatile plan, you could shorten or lengthen the purlins to adjust the depth, make the posts taller, and add some joists to include a loft.

Looking for 15′ x15′ cabin kit.
darlenevjohnson@gmail.com
We currently do not have that size available. We could complete them on a custom basis if you are interested.
Could this design be done 16 x 24? I like this roof design better that the 16 x 24 king post plan
We are working on a 16′ wide plan using this style. We currently have that is 18’6 wide on the site, it’s the 19×22 plan.
I’m interested in purchasing this but will you size it down to 12×12?
We can adjust this for you. Please contact me directly at info@timberframehq.com. It is a fairly simple revision.
My wife and I are wanting to pick a rustic and ornate timberframe design to be use for a large car port , attached patio pavilion ,and two
attached porches to tie all together.
Can you do plans for various sizes with 6/12 roofs ?
We can adjust most of our plans to a 6/12 roof pitch, please contact us directly at support@timberframehq.com to discuss your project.
We sure can, please contact us at support@timberframehq.com for that request.
Hi I’m looking for a 12 x 18 King post timber frame plan this one is pretty much exactly what I’m looking for
Are your measurements post to post or does the 12 x 16 include the overhang , I would like a minimum of 18 inch overhang all around
I’m looking to use 8” posts but I would also like to curve the Bottom side of the girt Slightly
Thx
Jim
Jim,
We currently don’t have a 12×18 plan available. I do think that it is an easy plan for you to modify to meet your needs. Along the way feel free to ask us any questions.

Hi. Looking for a 16 by 22 in this Just thought I’d try
Adrian, we have a 16×24 that you could adjust fairly easily : https://timberframehq.com/shop/16×24-king-post-plan/ And we will have a 22 foot version on the site soon.
Brice,
Did you ever make a 16′ wide plan of this sort?
We did you can find it at https://timberframehq.com/shop/16×24-heavy-timber-pavilion-plan/.
Are there plans available to attach side sheds to this frame? Thanks
We offer the plan at https://timberframehq.com/shop/10×36-shed-roof-plan/ that will allow you to add the shed roof.
I’d like to use this plan for making a blacksmith shop. Code in my area says under 200 square foot doesn’t need a foundation. I plan on leaving the earth as a dirt floor. Would I need to do anything to keep this anchored down or to minimize settling? I live in NE Indiana where it can get kinda breezy.
Yes, you will need to anchor it down, in a strong storm it would just be a kite and flip over. I would pour a footer under each one and get the timber a little off the ground if possible.
What type of foundation is intended for this plan? I would prefer not to do slab on grade if I can help it. Could I use a pier foundation for this plan?
Yes, a pier foundation works well with timber frame construction. Take a look at some of the foundation details at https://timberframehq.com/construction-details/masonryconcrete-to-timber/.
Do you have this plan using 6×6’s instead of the 8×8’s ?Also does the plans give roofing options other than adding plywood on top for a metal roof?
Checkout the 10×10 version of this plan. That is in 6x material.
Brice
Hi,
I would like to build this exact plan but I’m almost positive my county permit office will want to see an engineer’s approval, or at the very least a load list used when it was designed. Do you guys offer/have any of that information? If I have the wind, and snow psf used they might let it slide. Thanks
We can help you get an engineers stamp, reach out to us at https://timberframehq.com/custom-design/ for more information.
It seems that this is the plan everyone comments on so I figured I’d add my question here too. I like this design with the purlins as I’m going to add corrugated metal or plastic roofing. However, I prefer an 8/12 roof pitch. In addition, my posts are already set. They are 6×6 placed 11.6′ wide x 13.5′ deep (don’t ask). I’m wondering if there is a plan I could buy that gets me all of those things – with a few alterations for weird dimensions of course.
Dean, you may want to contact our custom design department – you can get more information here.
Can this plan be altered to a 14 x 14 size? Also, would you recommend posts set in the ground (treated) or posts set on footers? I live in north central MT where it can be extremely windy, the temperature can swing close to 100 degrees in 24 hours, and frost heave can be a significant issue.
That modification could be done through our Custom Design department- you can get more information on that here. They can also advise you on the foundation question.
I like to purchase this plan, but I am looking for 16X16, will you be able to adjust the measurements ?
We have this plan on the site, https://timberframehq.com/16×24-timber-frame-carport/, that would be easy to modify to meet your needs.
Can I see the timber size list for this plan?
You can see the timber sizes on the specifications tab of the plan. We can tell you this plan uses 1944.7 board feet.
