If you are looking for a sizable structure with simplified joinery, look no further than this 30x40 post and beam barn. With each level at 1,200 square feet, that means 2,400 enclosed square feet for you to utilize - make it your barn or barndominium! The queen post construction allows for plenty of window options on the gable ends. And this 30x40 post and beam barn is a full two levels. The top of the lower girt stands over 9 feet tall. The top plate is 8 feet higher and the second floor ceiling climbs up from there another 9 feet, making the second floor high volume. We have not located a stair well- adapt the floor framing to place that wherever it suits you.
There are some timber frame elements in this 30x40 post and beam barn. A scarf joint creates the needed length in the top plates. And there are shallow housings for the knee braces (no mortise and tenon, however). Most of the connections are made with structural screws and Timberlinx connectors. So if you want enjoy the strength and character of heavy timbers without having to cut intricate joinery, this frame will suit you just fine.

Could you raise the lower floor on this plan by 1-2’ without having to re-engineer structural integrity and wind ratings?
We would recommend having an engineer look at that.
Is this 30×40 or 30×60? The title says 30×40 but the specifications say 30×60.
Funny, we just caught that error and corrected it. The plan is 30×40.
On the 3D rendering I’m having a hard time understanding the location of the pegs, especially on the posts and lack thereof on the corner braces. Is that an inadvertent error that is different on the plans?
It is just on the 3d rendering. Not everything gets imported into the rendering.
