What are the outside of post to post measurements? Or what is the square foot of floor space? Thanks
The outside of post to post is 14’x 14′ with a 2′ overhang all the way around, giving you a total of 18′ x 18′ of covered space.

Can the overhang safely be extended beyond 2 ft?
Yes depending on your snow loads, I have seen them extended out to 4′
Do you have a plan for a hip roof with this design?
Not at this time. We are working on one that is close to the design at https://timberframehq.com/12×12-gazebo-plans/ should be out in a couple of months.
We are looking for plans we can modify to be taller (12′ or so) to the base of the plate, and longer. Is this something we could modify? Add length to posts and add a middle bent? thank you!
Katie, have you seen our 14×18 King Post Plan? If you want something longer than that you could always add a bent to the 14×14 to create 14×26 or so. As far as post height, you can always make them longer to create a taller plate height. We recommend consulting an engineer when making changes such as that.

What is the overall height with a 12:12 roof pitch?
Marie-Chantale, at a 12:12 pitch the ridge height is 17′-1 11/16″
What is the height to bottom of front and rear cross beams? Also, with 3/12 roof pitch what is the ridge height? Is this designed to support a tongue and groove wood ceiling topped by felt and shingles? Thanks.
Roger the height to the bottom of the cross beams is 8′-0″. The height to the ridge at a 3:12 pitch is approximately 12′-0″. And yes, t&g ceiling with felt and shingles is a common way to finish this out.
Do you have something that the depth is 14′ but the width is either 16′ or 18′?

Do you know if it will pass for snowload of 1.5 KPA (21 PSF) We’re in Hamilton Ontario Canada.

I will followup with you today via email. The kit is available in Canada and can be shipped via a Canadian address. You should be ok with that snowload but we can run that through an engineer to have it certified.

Can you describe what additional hardware would be necessary for a high wind area?
What area of the country are you from. This one has been built in FL and has survive a hurricane already.
