Could you raise the lower floor on this plan by 1-2’ without having to re-engineer structural integrity and wind ratings?
We would recommend having an engineer look at that.
Is this 30×40 or 30×60? The title says 30×40 but the specifications say 30×60.
Funny, we just caught that error and corrected it. The plan is 30×40.
On the 3D rendering I’m having a hard time understanding the location of the pegs, especially on the posts and lack thereof on the corner braces. Is that an inadvertent error that is different on the plans?
It is just on the 3d rendering. Not everything gets imported into the rendering.

How would changing species affect timber dimensions say Eastern White Pine to Red Oak? could you mix?
I would keep the same sizes. Red oak is a little stronger than EWP but not that much to make any changes.
